Frequently asked questions

What is a rezoning?
A rezoning changes the zoning district of a parcel, and with it the uses and standards that apply. The city or county council decides it after a public hearing.
What is a variance?
A variance lets a property depart from a zoning standard, such as a setback or height limit. A board of adjustment or zoning board of appeals usually decides it.
What is a special use permit?
Approval for a use that a district allows only case by case, often with conditions. Some places call it a conditional use permit.
Where does the data come from?
From the case records that city and county planning departments and boards publish. Each zoning case links to its published record.
Can I get alerts when a zoning case is filed on my sites?
Yes. Add sites to a list and monitor it. New zoning cases on those places arrive as events and webhooks within a day of being published.
How much does zoning case data cost?
A search costs 1 credit per 20 results. The free plan includes 500 credits and 1 monitored site, with no credit card.
